Tip 1: Gather a complete rental dossier

First and foremost, make sure you have all the necessary documents at your fingertips: identification, proof of situation, and income. Tip 2: Craft a polished initial contact

In writing:

  • Start with a friendly introduction and a brief self-presentation.

  • Express your interest in the property and its location.

  • Emphasize the importance of spelling and maintaining a formal yet friendly tone.

  • Be responsive and reply promptly to messages (within 72 hours).

Example text:

"Hello Sir/Madam,

My name is X, and I am looking for accommodation starting from X for a rental duration of X months. I am a student/employee/freelancer and have the Guaranteed Profile. You can review my dossier online. I am serious and respectful. Your listing interests me and aligns perfectly with my search criteria because [...].

  • Ensure you call from a quiet location and be punctual.

  • Don't hesitate to follow up if necessary.

Tip 3: Opt for a virtual tour

You like the property and the initial contact is successful? Leverage technology and opt for a virtual tour.

How it works exactly?

  1. Schedule an appointment with the landlord or real estate agency: agree on a date and time for the virtual tour.

  2. Exchange contact information: share phone numbers with the landlord or real estate agency if not already done. This will allow easy video contact on the day of the tour.

  3. Prepare: ensure your device (iPhone, iPad, etc.) is functional. Also, make sure your internet connection is stable to avoid interruptions during the tour.

  4. Start the tour: at the agreed-upon time, initiate a video call with the landlord or real estate agency. They should answer and start the live tour of the apartment.

  5. Remote guidance: during the tour, the landlord or real estate agency will guide you through the apartment, showing each room, amenities, important details, etc. You can ask questions and request additional information during the tour.
