One single agreement for the whole co-rental 

Lease agreement   

  • Each joint tenant appears on one single and same lease agreement. 
  • All joint tenants have the same rights and obligations stipulated in the lease agreement.  

Use of rooms  

  • The joint tenants organise the dividing up of rooms for private use and for shared use. 

Rent and costs   

  • The joint tenants organise the dividing up of the shares of rent to pay. 
  • The joint tenants must pay all the rent and costs to the property owner.  

If a joint tenant leaves the accommodation   

  • When a joint tenant leaves the accommodation, the obligations of the joint tenants remain unchanged. The other joint tenants must pay all the rent. This is the solidarity clause.  
  • The other joint tenants can organise to replace the joint tenant who leaves the accommodation, and modify the lease agreement with the property owner. 

 

One agreement per joint tenant

  • Each joint tenant has their own lease agreement. 
  • Each joint tenant is only committed to their rights and obligations stipulated in the lease agreement.

 Use of rooms  

  • Each lease agreement divides up the private use of rooms and shared use of rooms.

  Rent and costs   

  • Each lease agreement specifies the amount of rent and costs that the joint tenant must pay to the property owner. 

If a joint tenant leaves the accommodation   

  • Each joint tenant is free to leave the accommodation at any time, without their being any impact on the other joint tenants.  
  • The property owner is free to replace the departed joint tenant and choose another joint tenant.  
  • There is no solidarity clause in the event of one agreement per joint tenant.
